I just want to share my personal experience... when i was 17, i read 'rich dad poor dad' by Robert Kiyosaki... he focuses on shifting our quadrance to business and investment to reach financial independence. He also said that telling our children to study hard and get good jobs will not be a good advice anymore if their aim is to become rich. I always kept This point in my mind
10 years later I end up becoming a professional.. and to be sincere to you guys i actually believe what he said 100%! so why did i still choose to become a professional who depends on a monthly wages?
Choosing to become a doctor needs a lot of sacrifice. You need to get a very good result during your secondary school exam in order to qualify for medical school. That means you have to study hard, sacrifice a lot of time, able to control you emotions and maintain your health and even your IQ! (if you have high IQ to begin with).
Talking about secondary school, i still remember my old days at school. During that time i always felt that my IQ was not as good as my friends. i had the most difficult time trying to remember all the facts from the books.
So i did some research on how to improve our memory. i also read some books on diet control and activity for brain growth. i stop eating junk food, burgers and even ketchup, and start eating fresh food only...did it help? im not sure.. but i manage to improve my grades! Oh I forgot to include Maggie in my not to eat list.
here are some points that i can share with you guys.
1. everyday when you wake up, after subuh prayer (if you are muslim) dont ever think of sleeping back...
2. eat healthy food-no junk food
3. stop playing with your emotions... love, teenage problems... etc... FOCUS!
4. dont sleep after asar prayer
5. eat 'kismis' every day
6. clean your heart (no dengki2, no carut2)
7. follow what god ask you to do
8. get enough sleep
9. HAVE FUN-you really need that to maintain reading book for hours.
Now... if you manage to enter medical school... congratulations.. you just manage to make your life even more miserable! medical school translates into 24 hours of non stop studying! i dont want to go elaborate more on that.. hehehe..
after graduation.. you might thought that your life will be much better. let me tell you this.. YOU ARE WRONG.. people assume that you get high pay, high respect and a very good life... let me tell you. THEY ARE WRONG.... hospital will be your first home.. if you are married, you will see other people's wife longer than your own wife... your child will start forgetting about you.. even worse.. you will be oncall..(which translate to about <rm10 per hour-if you are housemen, your per hour pay for oncall during weekends will be as much as per hour pay if you work in mc donalds-without free big mac.
your highest pay for a junior doctor/housemen will be around 5k. (working every day plus not sleeping for 10-15 days/month).
Well.. undeniably the salary is higher than most other profession. (cant imagine how people can live with salary below 2 k in KL), but if you want to become rich by becoming a doctor, this i can tell you. FORGET ABOUT IT! you might heard some doctors getting 50-100k per month, or even more, but it only happens in 1 in thousands..
anyway.. did i regret? of course not.. i already believe what robert kiyosaki said in his book.. so why did i still become a doctor? The passion to help people it is.....my long term aim.. to serve people.. for free. When did I plan to start?. as soon as possible, but I need to become financially free first. Please pray for my success…got to go now.. need to sleep as im post call. oh for those who plan to be rich by becoming a doctor... im sorry...

Auction vs subsale vs developer?
Some people asked me what is my preferred way of buying properties. Auction, subsale or buying straight from developer? I’ve heard some people arguing between buying subsale and buying from developer.
In order to give my opinion, there are certain things that i need you to know.
1. I have no experience of buying from developer.
2. I have only 1 year of experience in property investment
For me, in order to give my opinion, we need to know the difference between auction, subsale and buying from developer. We need to know about the process, the advantages and disadvantages. I’m not going to elaborate on that, as i think i should put it in a different entry.
Now the next step in telling you what i think is to go back to our objectives. So what is our main purpose of buying the property. Some people buy as they like the place and want to buy it for their own stay. Some people buy it because it is located close to their home. Some people buy it for investment.
If i buy a house, ill buy it for investment. So, my aim is to get the best offer. Well, we can definitely get a very good offer by just focusing on buying subsale, or auction or from developer. At least we can become specialist in that area. But i think the best way is to open our options to all of them. Given an example, generally in auction you can get better price, but with higher risk of repairing and unable to see the house first. There is one case where I managed to secure an apartment unit for the price rm100k subsale, where it would be very hard to win it at auction at the reserve price of 105k. Well, to make it better, in less than one year, the market value of the property now is at least 135k!
So i think the best answer is to open our option to all possibility. We might be a specialist in certain way of buying, but hey, no harm in learning... but beware... trying might do damage to your asset. So be careful and learn properly.

Genap setahun!
Tinggal lagi sebulan lagi, maka lengkaplah setahun aku terlibat dalam hal2 investment ni. Masih teringat lagi pada mase muda2 dulu (padahal tak sampai setahun pun). Ade banyak kesilapan yang aku telah lakukan, ada banyak bende yang telah aku belajar dan ada banyak juga rintangan yang terpaksa aku alami. Kini aku lebih matang, lebih cerdik, tapi masih mentah lagi dalam hal2 investment ini. Sepanjang tahun lepas, aku banyak memberi focus pada property investment, walaupun ade beberapa lagi investment yang telah aku lakukan. Setakat ni, investment yang banyak memberikan keuntungan adalah dari property dan ASB untuk diriku. Ada orang lebih kepada saham, ada orang lebih pada unit trust, dan lain2.
Masih ku ingat lagi ketika membaca blog pie, dia ada menceritakan bahawa dia mampu mengumpul rm100k dalam masa setahun dengan investment dalam property. Pada ketika itu aku macam tak percaya dan aku rasa hanya expert macam pie sahaja yang akan berjaya mengumpul duit sebanyak itu. Bagi tahun lepas aku tidak meletakkan sebarang target. Yang aku tahu hanyalah untuk mengumpul aset sebanyak mungkin.
Jadi, tadi ketika beraya, aku pun dok kira2 aset aku. Pada mulanya aku menyangka kebanyakan hasil investment aku akan dating dari ASB. Jadi aku budget2 mula2 aku akan dapat meningkatkan aset aku lebih kurang 7-10 peratus. Tapi, lepas kira2, lain pulak rupanya. Aku terkejut beruk.. tak ku sangka, aku telah berjaya menaikkan aset aku lebih kurang 50%! Nilai yang kalau aku simpan hasil gaji aku setahun tanpa sentuh pun tak boleh nak sampai. Alhamdulillah..
Tapi, ade satu problem. Cash kat tangan aku makin berkurang. Kebanyakan cash telah aku tukarkan dalam bentuk property. Tak lama lagi perkara ini akan menjadi masalah. So far aku jumpa penyelesaiannya, tapi tak leh nak implement lagi, sebab ade beberapa perkara pasal rumah2 sekarang yang tak settle lagi.
Nanti bila dah settle aku share ngan korang yer..
Plan untuk tahun nie pulak, aku budget nak start dengan set kan objektif. Tahun nie, aku Nampak susah sikit untuk achieve 50% peningkatan aset, tapi mungkin boleh dapat pada nilai aset yang sama (maksudnya percentage dah kurang tapi amount rm sama).
Sekarang nie tengah pikir ape objektif untuk aku letakkan tahun berikutnya.. nanti bila dah set, boleh lah letak.. maybe malam nie boleh pikir kan.... rasanya objektif kali ini, lebih banyak untuk meningkatkan cash kat tangan kot...

Pinjaman ASB seperti membeli sebuah rumah?-part 2
Kita dah study pasal comparison antara pinjaman ASB dengan beli rumah.. tapi, taukah kita sebenarnya ada cara untuk maksimumkan kita punye return of investment lagi. Ok.. jom kita calculate, tapi instead of kita bandingkan beli rumah dengan ASB, kita combine dua2.
So kita ambil kes pertama balik,
Case 1
Beli rumah berharga rm 100,000
Kos2 yang terlibat
Deposit 10% =rm10,000 (bayar lump sum)
Lawyer±rm3000
Repair (cat, minor repair) ±rm 300
Total start up = ± rm13,300
Maintainance bulanan- loan bank 450 + maintainance rm 100 = rm 550
Sewa bulanan rm 700 (kalau tak furnish)
Cash flow +rm150
Kali nie dengan positive cash flow rm 150 tu kita buat pinjaman asb maybank, nie boleh melayakkan kita untuk pinjam lebih kurang rm 30,000
So akhir tahun kita akan dapat 30000x7.5%=rm2250!
Compare kalau kita masukkan katakan rm160 dalam asb tiap2 bulan, pada dividen 7.5% kita akan dapat rm1998. So keuntungan dalam rm 250.
Anyway.. korang kene kira betul2 balik, sebab pengiraan nie Cuma anggaran aje...
tapi konsepnya kat sini ialah kita gunakan balik hasil cashflow sewa rumah untuk create untung melalui pinjaman asb.

Regular teeth brushing leads to healthier hearts
People who don't brush their teeth twice a day have an increased risk of heart disease, scientist said on Friday, adding scientific weight to 19th-century theories about oral health and chronic disease. British researchers studied nearly 12,000 adults in Scotland and found those with poor oral hygiene had a 70% extra risk of heart disease compared with those who brushed twice a day and who were less likely to have unhealthy gums.
People with gum disease are more likely to develop heart disease and diabetes because inflammation in the body, including in the mouth and gums, plays a role in the build up of clogged arteries, said Richard Watt from University College London, who led the study. The 70% extra risk compares to a 135% extra risk of heart disease in those who smoke, he said.
Although the overall risk was low-with a total of 555 heart attacks or other serious coronary problem among 11,869 people - the effect of regular teeth brushing was significant

Pinjaman ASB seperti membeli sebuah rumah?
Pernah terfikir ke dengan membuat pinjaman ASB, seolah2 seperti kita membeli sebuah apartment yang memberikan positive cash flow?
Tak percaya? Mana lagi untung? Bergantung pada rumah yang kita beli. Apape pun, jom kita kira ikut situasi normal market
Case 1
Beli rumah berharga rm 100,000
Kos2 yang terlibat
Deposit 10% =rm10,000 (bayar lump sum)
Lawyer±rm3000
Repair (cat, minor repair) ±rm 300
Total start up = ± rm13,300
Maintainance bulanan- loan bank 450 + maintainance rm 100 = rm 550
Sewa bulanan rm 700 (kalau tak furnish)
Cash flow +rm150
Profit tahun pertama
Rm1800
- tak mengambil kira keuntungan dari kenaikan harga rumah
- kalau beli below market price, tak payah pakai duit sendiri, malah kadang2 boleh dapat duit lagi

Pinjaman ASB rm 200, 000 (kenapa rm200,000)-sebab kos yang terlibat lebih kurang sama macam beli rumah bernilai rm 100,000

Bayaran installment tahun pertama = ±rm1100 x 12 = rm13,200 (tak payah bayar lump sump.)
Kos2 ± rm 70 (stamp duti dll)
Profit tahun pertama – rm 15000 (anggap dividen 7.5%)-rm13200 = rm 1800
- tak payah pening2 kepala nak jaga tenant, repair rumah, jaga rumah.
- Effect loan bank lagi tinggi dalam rekod.
Mana lagi untung? Bergantung pada rumah yang kita dapat…
